Birmingham Athletic Club brought Cunningham-Limp onto the project in 2018 after early challenges under a previous construction partner created unrealistic budget expectations. Cunningham-Limp stabilized the project and led a 24,500 square foot renovation through a fully open-cost approach, realigning scope and restoring cost certainty while the club remained operational. The successful turnaround drove record demand and resulted in the club’s first-ever membership cap. Phase II began in 2025 and includes exterior upgrades, a new deck and tiki bar, renovated tennis and paddle courts, new pickleball courts, and interior improvements to support continued growth.
