Cordia at Grand Traverse Commons

Adaptive Reuse

The Grand Traverse Commons redevelopment is among the largest historic preservation projects in the United States. Originally constructed in the 19th century as a psychiatric hospital, the campus faced demolition before a local development effort, supported by Cunningham-Limp, intervened to save the landmark structure. From 2012 to 2015, Cunningham-Limp redeveloped 120,000 square feet of the abandoned facility into a 110 unit senior living community, marking the first of many successful transformations across the campus. The project not only catalyzed the long-term revitalization of the Commons, but also helped shape Cunningham-Limp’s mission to focus exclusively on projects that create a positive impact on communities, a commitment that continues through ongoing renovation work across the site.

“It is unusual to work with a general contractor who is so collaborative because collaboration takes time and energy. C-L spent numerous hours in meetings before construction ever began to make sure the building would support our vision and operative model. They were able to deliver everything we wanted and more for our program while saving a historical building.”
